Describe the visible sign

Record the position of changed timber, discarded wings or mud-like material. Say whether it was uncovered during maintenance or seen on an exposed surface. Visible signs cannot establish the condition of hidden timber.

Ask what can be inspected

Access to a basement edge, porch, crawl space or separate building varies. Explain restrictions before a visit. Do not enter an unsafe space or remove structural material to make an assessment possible.

Separate the proposed tasks

Identification, pest treatment and structural repairs are different pieces of work. Ask which are included, what further access might be required and who is responsible for repairs.

Specify any report you need

If you need documentation for a transaction or management record, name the required report before booking. Confirm its availability, follow-up arrangements and any stated warranty terms directly.
